MAINTENANCE OF WINDOWS

Maintenance of windows and doors is essential to maintaining their efficiency and beauty over time. Garone Habitat provides detailed instructions for caring for its windows and doors, which include windows with various opening types such as casement, tilt-and-turn, pivot, tilt-and-slide, and lift-and-slide.

Routine Maintenance: Mechanisms and Seals

To ensure the proper functioning of your windows and doors, we recommend performing semi-annual and annual maintenance:

  • Cleaning: Every six months, clean the moving and closing parts of the mechanisms and seals with a soft cloth. It is important to avoid direct contact of the mechanisms with moisture and detergents. Seals should never come into contact with acidic detergents.
  • Seal Revitalization: Use specific products for car seal care, such as Vaseline oil or silicone spray, to keep them elastic and functional.
  • Grease: At least once a year, lubricate all moving and closing parts of the hardware mechanisms with a specific lubricant.

Periodic Adjustments and Checks

  • Adjustments: Adjustments to the mechanisms, including the pressure of the door on the frame and alignment, must be performed by specialized personnel. For tilt-and-turn windows, in the event of a false opening, place the top corner of the sash against the frame, press the sash lift mechanism, move the handle to the hinged opening position, and then release the mechanism.
  • Inspections: Every six months, check the condition of the hinges, cremone bolt, and safety-related parts for wear. Annually, check the seals for wear, cuts, or hardening that could compromise the seal; if necessary, replace them after consulting with Garone Habitat technicians.

Protection of wood and paint film

Wood is a biological material that requires special care, especially when exposed to the outdoors. Factors such as UV rays, humidity, and high temperatures can cause deterioration of the paint and the wood itself. Fungi can also damage wood if humidity exceeds 20% and it is not protected with biocides.

  • Paint Film Inspection: Inspect the surface every six months to ensure the paint layer is not dull, thin, or cracked. Pay particular attention to the end grain of window jambs, a critical area for moisture absorption.
  • Cleaning: Clean the surface with a mild, neutral liquid detergent to remove smog and particles that can damage the paint.
  • Recommended Cleaning Products: We recommend applying T.Clean and T.Top+ Renner at least twice a year, in spring and fall, to restore the paint’s shine. These products can also be used on glass. Products to Avoid: Do not use aggressive commercial cleaners, chemical solvents (alcohol, acetone), or substances such as bleach and ammonia, as they can damage the protective film.

Renewing the Paint Film

If routine maintenance has been neglected and the paint film has peeled off, scratched, cracked, or has suffered water infiltration, a renewal is necessary:

  • Sand the frame with 150-grit sandpaper and clean the surface thoroughly.
  • Apply the water-based stain in the original color with a brush to the lightened areas and let dry for about 8 hours.
  • Sand evenly with an abrasive sponge, remove any residue, and apply one or two coats of clear water-based finish with a brush. Cover the glass surfaces with sheets of paper and masking tape.

Wait 6-8 hours for a second coat or to reassemble the frame.

Allow to dry for 24-36 hours before closing doors and windows to prevent the paint from sticking. Store the paint in a cool, frost-free place.

Protecting Aluminum

Framework with an aluminum exterior (wood-aluminum) is recommended to reduce maintenance in areas with high salt content or air pollution.

  • Cleaning the Aluminum Exterior: Thoroughly clean the aluminum exterior at least twice a year with warm water and neutral soap, dabbing with a soft cloth. Steam cleaners can be used at a distance of at least 40 cm in mild weather.
  • Precautions: Do not use abrasive, ammonia-based, or chlorine-based cleaners (such as bleach). Avoid cleaning surfaces directly exposed to heat sources or sunlight. In aggressive environments (coastal locations, polluted areas), clean more frequently.

Specific Treatments: Garone Habitat aluminum profiles undergo a pretreatment called SEASIDE to increase corrosion resistance, particularly suitable for marine or highly polluted environments. However, this treatment alone does not guarantee the total absence of filiform corrosion, which can originate in unprotected areas of the extrusion.

Additional Tips

  • Protect the cut areas of the extrusion during assembly.
  • Minimize the formation of galvanic couplings between dissimilar metals at the joints.
  • Avoid geometries that create corrosion traps (dampness or poorly ventilated areas) and ensure accessibility for cleaning.

After cleaning the aluminum profiles, you can treat the surface with clear car waxes to maintain their shine, avoiding matte finishes, wrinkled colors, direct sunlight, and temperatures above 25°C.

  • Adequately protect painted surfaces during storage, assembly, and installation.
  • Water Drainage

The ability of window and door frames to prevent water penetration is crucial for a healthy environment. This depends on:

  • State of wear of the seals.
  • Adjustment of the window frame.
  • Cleaning of the drip edges of debris that could impede water flow.
